Figure out your finances

That means determining how much money you can raise for your down payment and how much you can afford to pay on a monthly basis. Go to a lender to find out the size of mortgage you qualify for and get pre-approved. Better yet, use a mortgage broker to find you the best mortgage rate possible. When calculating the costs of home ownership, remember to plan for homeowner's insurance, property taxes, private mortgage insurance (if required), utilities, repairs, and maintenance. This is the first step of the process. Before you start viewing properties, you need to know what you can afford. Nothing is more frustrating  and disappointing than investing your time looking at properties, selecting one you like, and then finding out that it is out of your price range.  Every Buyer has different needs. Consult with your Lender to find the product that is right for you and GET YOUR PRE-APPROVAL LETTER. Consult with your Realtor

I will explain the rest of the process so you will have a clear understanding of the activities to come. We will discuss your needs, wants, and what you expect from your new property. It is very important that you distinguish between your NEEDS and WANTS. The "new-ness" will wear off in a short time and if the property isn't functional for you, your frustration will grow as time goes on and you will be left unhappy and dissatisfied with your purchase. It is also crucial that you establish your criteria BEFORE you start viewing properties. I know it's easy to want to skip steps and go right to looking at homes because that is the fun part, but how many times have people been distracted by the bells and whistles and forgotten or ignored their needs. Don't make that mistake!

This process is about getting YOU the right property. It is not about your Realtor, your Mortgage Consultant, or anybody else. It is about YOU.
